Sales Market for 4-Bedroom Townhouses

Jebel Ali Village 4-Bedroom Townhouse Sales Market Review

The resale market for 4-bedroom townhouses at Jebel Ali Village is showing increasingly clear signs of strengthening, as a larger body of completed transactions provides better evidence of achievable values. Analysis of 23 recorded sales between April and 7 September 2026 shows that the later half of transactions achieved approximately 7.7% more per square foot than the earlier half. However, the market is not uniform: 19 of the 23 recorded sales are End-position townhouses, making layout, road position and individual property characteristics particularly important when interpreting headline averages.

The most reliable evidence comes from July and August, when 16 of the 23 transactions were recorded. Four-bedroom townhouses averaged approximately AED 1,782 per sq.ft in July and AED 1,795 per sq.ft in August. The relatively modest 0.7% increase between these two high-volume months suggests a market that was stable to gradually strengthening, rather than experiencing a sudden rise in values. This is more useful evidence of the underlying market than the much larger movements suggested by some of the earlier, lower-volume months.

Road position is emerging as one of the clearest influences on value. Internal Road 4-bedroom townhouses have generally achieved substantially higher prices per square foot than those positioned along External Roads. One unusually low June External Road transaction materially exaggerates the headline difference and should be treated with caution, but the Internal Road advantage remains apparent even when that sale is excluded and more comparable properties are considered. This suggests that buyers are increasingly distinguishing between quieter positions within the community and townhouses exposed to external road traffic.

End-position townhouses also appear to attract a premium, particularly when combined with an Internal Road location. However, there are currently only four recorded Middle-position 4-bedroom sales compared with 19 End properties, making it difficult to calculate a reliable fixed End premium. The evidence supports the principle that End positions generally have greater value, but the actual premium will depend upon layout, plot size, road exposure and the precise location of the property.

The 6B2 layout provides some of the strongest like-for-like evidence of market improvement. In both Cluster 1 and Cluster 02B, repeated Internal Road End-position sales have generally moved upwards as the resale market has developed. Cluster 02B 6B2 transactions, for example, progressed from approximately AED 1,845 per sq.ft in July to AED 1,892 and subsequently more than AED 2,000 per sq.ft during August. These repeated transactions are considerably more informative than comparing unrelated townhouse types across the community.

There has been an encouraging start to September. The first two recorded 4-bedroom sales achieved approximately AED 1,903 and AED 2,126 per sq.ft, producing a headline average above AED 2,000 per sq.ft. However, both properties are in Cluster 1 and on Internal Roads, so this should not be interpreted as evidence of a sudden double-digit increase across the whole market. A more meaningful like-for-like comparison is the Cluster 1 Type 4A2 End/Internal townhouse, which increased from approximately AED 1,872 per sq.ft in July to AED 1,903 per sq.ft in September — an increase of around 1.6%.

Overall, the evidence points towards a strengthening but increasingly selective 4-bedroom townhouse market. Buyers appear willing to pay premiums for the better combinations of layout, End position, Internal Road location and plot characteristics, while less favourably positioned properties cannot simply be valued using the highest community-wide AED per square foot figures. As transaction volumes increase, genuinely comparable recent sales are becoming increasingly important when establishing realistic asking prices and advising both owners and buyers.
