Resale values in Jebel Ali Village will always vary by the fundamentals: villa type and size, plot area, finish/condition, and the exact position within the community. Prices are then set by the balance between realistically priced supply and the number of genuine, ready buyers—particularly those with cash funds or confirmed bank pre-approval.

As we move closer to handover (currently expected around July 2026), the active buyer pool may widen because completed properties are typically easier to finance, which can support transaction volumes and improve liquidity.

The current geopolitical situation remains an important “wild card”. How long it continues—and how confidence responds—can influence both the number of owners choosing to sell and the level of buyer demand, and therefore the sale prices achieved.
