Marina Residences Sales since 28th February 2026. In periods of uncertainty, during the first two months (March and April) the signs of change do not usually appear as dramatic falls in the sale prices at transfer / sale completions. This is mainly because of the period from signing a Form F (Sale and Purchase Agreement) and Transfer Day can be from one week (where no mortgages are involved) to eight weeks (where both the seller and buyer have mortgages).
More often, the signs of change show up in behaviour first: fewer decisions, slower deal flow, buyers expecting discounts and more caution from buyers before they commit.
Vacant on Transfer apartments are still achieving the top prices and are often 5% to 15% higher than identical leased apartments.
