Market Trends and Sold Prices at Shoreline

This report reviews recent sales transactions at Shoreline Apartments, Palm Jumeirah, Dubai. The data is divided between Beach and Park units, showing monthly sales volumes, average sale prices in AED, and average achieved prices per square foot. This helps owners, buyers, and investors understand current resale trends across the Shoreline community.

Having worked in the residential property market for the past 38 years, I have experienced a few recessions and the slowdown in Dubai during the Covid-era. I have seen enough cycles to know that markets rarely move in a straight line.
In periods of uncertainty, during the first two months the signs of change do not usually appear as dramatic falls in the sale prices at transfer / sale completions. This is mainly because of the period from signing a Form F (Sale and Purchase Agreement) and Transfer Day can be from one week (where no mortgages are involved) to eight weeks (where both the seller and buyer have mortgages).
More often, the signs of change show up in behaviour first: fewer decisions, slower deal flow, buyers expecting discounts and more caution from buyers before they commit.

The Volume of Sales.

The Shoreline community has become a predominantly owner-occupier / end-user market rather than an investor-buyer market. This is a positive because it creates stability in the community and the property market. In contrast, in those communities where rents are falling the investor buyers will reflect that in lower offers.

During the past twelve months, the number of apartments transferred was 72 on the beach-side and 87 on the park-side of the Shoreline community. There had been a decrease in the volume of sales during 2025 when compared to 2023 and 2024. However, this was not because of a lack of demand from buyers. Most of the potential buyers wanted apartments that were vacant on transfer of ownership. It was the shortage of vacant apartments that is contributed to the decrease in the number of sales. 
As graph shows, the number of transfers during March and April was similar to previous months. However, as stated earlier, it will probably be May and June in which we shall see the effect of the geopolitical conflict on the number of sales transferred and any variation in the sale prices.

  • The sale prices shown in the graph are mostly for transfers of ownership where the negotiations and signing of Form F (Seller and Buyer Agreement) were carried out before 28th February 2026. There are, however, some transfers included where negotiations took place after 28th February between buyers and sellers who did not have mortgages and therefore the sales process was shorter. 

  • As mentioned above, there are active buyers in the market but many of them are trying to profit from short-term price fluctuations by making lower than market-price offers in an attempt to take advantage of the geopolitical effect of the US-Israel/Iran war.

  • The property transactions that will be completed / transferred ownership in May and June will provide a better understanding of the effect of the geopolitical uncertainty on the sales market. 

  • It should also be noted that when the number of sales is low, even one “distressed deal” or the sale of a high-quality renovated apartment can distort the average sale price for that month. An example is the transfer of a Type F apartment at AED 7,150,000 in April where it was one of only two Type F sales during March and April.
