JAV 3-Bedroom Townhouse Leasing Market - August 2026

There were 10 tenancy contracts registered during August and 5 tenancy contracts starting on 1st September and 1 tenancy starting on 10 September which was future-dated at the time of this analysis, so the September results should be treated with some caution. A more comprehensive monthly analysis will be reported at the end of September which should contain significantly more Ejari registrations than during August.

The graph above illustrates average online asking prices against actual Ejari-registered lease transactions (AED/sq. ft.) for townhouses in Jebel Ali Village. Following a temporary surge driven by two high-value rental deals in June, transacted rents moderated as the market established a realistic equilibrium acceptable to both landlords and prospective tenants.

While achieved rents adjusted downward, average asking prices remained static throughout June, July, and August, widening the gap between list prices and finalized contracts. Prospective tenants are actively pushing back against units perceived as overpriced. Consequently, townhouses listed above the AED 90/sq. ft. benchmark will inevitably require downward adjustments to remain competitive, generate viewing requests, and secure firm offers.


The townhouse leasing market remains highly competitive, forcing many landlords to offer value-added incentives to secure prospective tenants. There have been some tenancy contracts featuring a one-month rent-free period.

Basic garden landscaping has become an increasingly essential feature to motivate offers. Installing cost-effective artificial grass/turf over exposed sand is typically sufficient to meet market expectations and boost property appeal.

When evaluating these concessions, landlords should consider the high cost of vacancy. Every 18 days a townhouse remains unleased equates to a 5% reduction in total annual rental income, making minor upfront upgrades and modest incentives significantly more economical than extended market downtime.

3-Bedroom Townhouse Leasing Market.

Slight downward overall rental trend.

The early September transactions are generally occurring below August levels. The overall monthly average fell by approximately 4.4%, while Internal and External Road averages each declined by roughly 4–5%. 

However, the 4.4% headline monthly decline should not be interpreted as a clean 4.4% market-wide fall. The early September registrations contain only six contracts, and the layout and cluster mix differs from August.

Internal Road premium / External Road discount.
The low number of registered tenancy contracts do not provide a clear indication of the percentage difference between rents agreed for those townhouse which back-onto external roads compared to internal roads.

Type 4B1 and 6B1 Townhouses: Ejari Registered Tenancy Contracts.

Strongest and weakest clusters.

These should be described as observed August and early September averages, not genuine cluster premiums.

Strongest: Cluster 2B — AED 72.12/sq.ft
Weakest: Cluster 7 — AED 68.52/sq.ft

Cluster 7 has only one deal, while layout composition differs between clusters. Previous like-for-like analysis also showed that apparent cluster rankings can change substantially once outliers and townhouse type are controlled.

Type 4B2 and 6B2 Townhouses: Ejari Registered Tenancy Contracts.

Floorplans: the clearest layout movement.

The most credible layout evidence is:

6B1: approximately −2.4% month-on-month. This is relatively useful because the same decline appears when restricting the comparison to Internal Road units.

4B2: −5.0% also points downward, but September is based on one contract.

6B2: −12.5% headline is not a reliable measure of genuine movement because the August base is inflated by an unusually high transaction and September contains only one future-dated observation.

Summary of Observations.

Market Alignment: Following two peak transactions in June, agreed Ejari rents have moderated to a balanced price point where tenant offers and landlord expectations align.

Widening Price Gap: Asking prices remained flat throughout June, July, and August, creating a growing disconnect between online list prices and transacted contracts.

Tenant Resistance: Renters are actively bypassing properties perceived as unrealistically priced.

Pricing Outlook: Townhouses listed above the current AED 90/sq. ft. asking average will require downward price corrections to stay competitive and drive viewing activity.

Market Analysis: The latest-month evidence supports a market that is slightly softening, not clearly declining.

The raw September average is approximately 4.4% below August, and both Internal and External Road categories move in the same downward direction. This means the headline softness is not simply the result of a change from Internal to External Road transactions.

At the same time, the cleaner like-for-like evidence is more moderate: the best-supported 6B1 comparison shows only about 2.4% softening. Some of the larger headline falls—especially by layout or cluster—are caused by small samples, different property mixes, or individual unusually high/low transactions.

There is currently no credible Internal Road premium or External Road discount. The September sample of only 6 contracts, including one future-dated tenancy, remains the principal limitation on drawing stronger conclusions.
