Ejari-Registered Tenancy Contracts (Long-term Leases).

As at 6th September 2026 there had been three tenancy contracts of stand-alone/detached villas in Jebel Ali Village.

Rental Listings and Rents Agreed Trends.

During the initial handover period in Jebel Ali Village, optimistic landlord expectations - often amplified by aggressive agent valuations - led to many artificially high listing prices. This pricing mismatch prompted strong resistance from prospective tenants, resulting in subdued property viewing activity throughout June, July, and early August.

The Asking vs. Achieved Rent Gap.

Since May, average online asking prices remained largely unchanged while executed contract rates adjusted downward, significantly widening the gap between list prices and finalized deals. With tenants actively pushing back against overpriced inventory, asking rents are gradually moderating toward a realistic equilibrium that satisfies both landlords and occupiers.

Townhouses Lead Market Correction.

Townhouse owners were the first to adapt. Beginning in mid-June, landlords began trimming asking rates to match real market demand and tenant counter-offers. This recalibration successfully unlocked liquidity, driving a steady week-over-week increase in finalized tenancy contracts through July and August.

Villa Sector Begins to Shift.

Villa landlords have been slower to adjust to market realities. However, recent weeks show early signs of movement as select owners moderate their expectations. This price flexibility recently yielded initial deal flow, with two 4-bedroom villas and one 5-bedroom villa successfully registered in the Dubai Land Department’s Ejari system.
