As handovers progress in Jebel Ali Village, there is considerable uncertainty about the rents landlords can realistically expect to achieve.
As at 13th July, the day of writing this webpage, there are only two leasing transactions appearing on the main transaction platforms. These are both of townhouses (as shown in the screenshot from Property Monitor below).

Therefore there is not yet sufficient evidence from which to establish reliable rental values across the different townhouse and villa types.
Also, there is a great deal of confusion between advertised rents, rents reportedly agreed between landlords and tenants, and the two townhouse rents that have been registered through Ejari. These are three different forms of evidence and should not be treated as though they are the same.
Some of the lowest-priced advertisements may be genuine, but others may no longer be available or may require further verification. In any market in any country the only reliable evidence of what tenants are prepared to offer and what some landlords are prepared to accept are signed lease agreements/tenancy contracts.

To improve transparency, I am creating a free, owner-only JAV Leasing Evidence Hub through this Dubai Property News website. It will provide information about villas and townhouses - without identifying specific unit numbers and therefore keeping some anonymity.
