The Views rental market records a slowdown after late-February geopolitical shock.
The Views rental market saw a clear fall in new leasing activity after the reported start of the USA-Israel/Iran conflict on 28 February 2026, with the downturn continuing through April despite the ceasefire from 8 April 2026.
The latest tenancy data shows that The Views entered February 2026 in a strong position. New tenancy registrations rose to 58 contracts, while the average agreed rent reached AED 134.76 per sq.ft, the highest monthly rental level recorded in the review period.
That changed in March. New tenancy contracts fell to 35, a decline of approximately 39.7% month-on-month. Average rents also softened, dropping to AED 126.89 per sq.ft, down around 5.8% from February.

The weakness became more pronounced in April. Despite the reported ceasefire from 8 April 2026, The Views recorded only 19 new tenancy contracts, the lowest monthly total in the dataset. Average rents also fell sharply to AED 112.47 per sq.ft, the lowest average rent recorded during the review period.
Between February and April 2026, new leasing activity in The Views declined from 58 contracts to 19 contracts, a fall of approximately 67.2%. Over the same period, average rents dropped from AED 134.76 per sq.ft to AED 112.47 per sq.ft, a decline of around 16.5%.
The contrast with the earlier period is notable. From May 2025 to February 2026, The Views averaged approximately 59 new tenancy contracts per month. In March and April 2026, that average fell to 27 contracts per month, a reduction of about 54.2%.
While the data does not prove that geopolitical events caused the rental downturn, the timing is clear. February 2026 marked the rental peak, followed immediately by a weaker March and an even softer April. In this community, there was no obvious positive effect following the April ceasefire; instead, April produced the weakest figures for both leasing volume and average rent.
For landlords, the data suggests a more price-sensitive tenant market in The Views. Properties that may have achieved stronger rents in February appear to have faced weaker demand by April. For tenants, the April figures point to improved negotiating conditions, particularly where landlords are seeking quick occupancy.
Conclusion:
The Views experienced a significant post-February downturn in both leasing activity and rental pricing. Unlike some other Dubai communities where the April ceasefire may have helped sentiment, The Views showed no immediate rebound. Instead, the community recorded its weakest monthly leasing total and lowest average rent in April 2026.
